At Stone Lodge, we place the utmost importance on safeguarding the health and safety of our employees, clients, residents, visitors and anyone else affected by our activities. We aim to fully comply with the Health & Safety at Work Act etc 1974, together with any other relevant statutory obligations in this area. We ensure that all of our properties are free from any Category 1 and major Category 2 hazards as assessed using the Housing Health and Safety Rating System prior to any resident taking up occupation.

Aims

  • To ensure the provision of adequate control of the health and safety risks arising from our work activities
  • To liaise with our employees and tenants on matters affecting their health and safety
  • To provide and maintain safe plant and equipment
  • To ensure that substances are handled and used safely
  • To provide information, instruction and supervision for employees and tenants
  • To have regular fire drills in our HMOs and in our own offices  

 

Housing Standards 

We take Health and Safety Issues very seriously, and do this by incorporating the following:-       

  • Repairs and maintenance work at our properties are carried out by our own staff as well as by external contractors.
  • We audit the health and safety procedures of all contractors and make sure that they have the relevant safety checks in place. This includes us only using CORGI certified gas fitters and NICEIC registered electricians.
  • We keep records of all electrical inspections
  • We ensure we have a current Corgi Gas certificate
  • Our furniture always complies with health and safety regulations
  • We provide our tenants with user manuals
  • We ensure that our tenants have a valid Tenancy Agreement
  • We have fire health and safety checks every year
  • Fire Doors fitted have a minimum of 30 minutes fire resistance
  • Fire Extinguishers & blankets are provided for kitchens
  •  We ensure that waste bins are stored at a safe distance from our properties
  • We ensure that there are no minor leaks in the bathrooms or kitchens
  • We maintain walkways so that they are free from trip hazards there are no fall, trip, or hazards of any nature likely to cause injury
  • We use emergency lighting in our properties
  • We always fit good quality locks to doors and windows  
  • Electricity and gas supplies, and the sanitation (drains, basins, sinks, baths and WCs) are in working order
  • Water heating equipment is in working order

We have a duty of care to our clients, employees, customers and visitors to check our property regularly to ensure that there are no hidden dangers, and we are committed to ensuring that all of our properties are safe and healthy for anyone entering the premises and for all occupiers.
